Wow, it’s been two years since I started this blog. There were months and years that I havent blogged coz I was pretty busy with alot of things. Just to give you some updates, well, there have been twists and turns in my journey. One thing for sure though, I have learnt alot from them and I promise that this year will be better and even bolder than the past years.

Well, I almost got my first million in 2008 when I closed a deal with a total amount of 32 million pesos. My commission supposedly was 960,000 pesos. But I will not be getting it because that was the same year when global recession hit. My client, wasnt able to pay her obligations and dues and the company that I was with decided to close the deal and open the condo units to the public again. My client didnt send her checks and by that time that she decided to send her checks and payment, it was too late. I was able to get my incentives though but I wasnt able to get the full  commission. Moving forward, I will never let go of a client or clients who havent completed their requirements and obligations.

I almost reached it, I already had it, then lost it. If there’s one thing that I can consider as an achievement is the fact that  this blog became my inspiration in targetting my first million. And because of this blog, I almost had it. It was just because of my carelessness and irresponsibility that I lost it.

In 2009 – i have closed several deals. It never reached to a million but through it I was able to acquire investments.

Today, 2010 – I started the quarter right. As of the first quarter, the total deal that I have closed was 7.2 Million pesos. Not that big compared to my 32 million pesos but it was a good start for this year. Now I am also investing on my very own condominium unit.

Here’s my first commission for the year of 2008. I just received it today. Seeing a fruit of my labor made me more determined to reach my goal before this year ends. I dont care if I ll give flyers on the streets or in the mall with people unnoticing me….I’ll do what it takes to reach my goal.

I’m in a crossroad. I have to choose between staying in my current job or taking a risk in real estate.

If I’ll stay in my current job, I’ll have a stable source of income. I’ll have the benefits that an average employee has – health card, Pag-ibig, SSS, and the like. I can expect moolah every 15th and 30th of the month. And if I’ll render over time during restdays, then I’ll have an additional thousand bucks per pay day.

For the past four years that I have been working in the Contact Center aka BPO Industry, I have seen one week millionaires. The contact center professionals are considered as one of the highest paid employees in the country today. Net pay of an agent can go as low as low as 15k and as high as 40k a month. However, a one week millionaire is a common scenario in the industry – people are so rich a day or two after the pay day and can barely eat a week before the next pay day. In bisaya, we call it as “tingbitay” in Tagalog others call it as “Naghihinalo”. I have also been into this cycle for years now.

And for years now, I have been from one great BPO company to a newer one. I love my previous company where I can plan ahead. They gave us fix skeds for a month and would tell us ahead of time before there would be some changes. With my new company? hmmmmm how shall I put this…..they suck when it comes to work sked! Big Time! Because of their schedules, we are literally slaves! We cant plan ahead of time. One of the reasons why I am frustrated because unlike with my previous company where I can handle my parttime business at the same time, with my current company…I cant! Another factor why I’m thinking of resigning to focus on my real estate business instead.

However, doing so is a risk. I’m confident that I would do well in real estate but the question is….would it be that soon? Coz the real estate business, like other businesses, would also go through phases of sowing and reaping. If I would resign, there’s no guarantee that I would have a sale the day after. But If I’ll do well in my real estate business, I would be able to earn my one year salary (in a call center) in just a month or two. I can manage my own time and would not be weary of schedules breaks and lunches :D .

I remember reading this book entitled “Attitude that attracts success”. One of the realizations that I had while reading the book is this; “Winners make the circumstances as stepping stones, while losers make them as stumbling blocks”. I think that’s what I need to do…I’m currently working so I gotta make that as my stepping stone……I’ll do my best to make a series of sales while working and when I’m halfway through my first million…if it’s worth it, then I’ll give up my job and make real estate as my full time passion.

 

Yesterday was my day off. It was also the launching and blessing of our newest project in Batangas called Ponte Verde de Sto Tomas. I was really attracted with the project because of its breath taking view, its accessibility, and its price. Affordable enough that even I, as a full time call center agent, can also invest into it. Anyway, I love the project and I told myself that I have to sell atleast 10 lots. ;) It really is a goldmine!

 

This is Ivy Hills. A condominium located across La Salle and along Taft Avenue. It’s located in a prime location. But here’s the thing, most of the agents are focused on other projects.

This project is also close to my office. It’s less than an hour away from my day job. It’s selling point? Well, unlike other projects, this one has already been completed! Hmmm…so I’ll take this as an opportunity. My target, is to sell 6 condo units (April to June 2008 )

Real Estate. That’s my business. I sell condominium units and residential estates. I am one of the thousand real estate agents in the country riding the real estate boom. But why did I choose this business? Well, not because it is in boom, but because, it is the only business I know that would not require me to invest a huge amount of financial capital. In fact, there’s none. I only need my patience, humility, faith, people skills, and optimism.

I have tried the real estate business while I was still in Cebu. It was doing great! Now that Im in Metro Manila, I would have to start anew! I have nothing to fear but I have a lot to hope and look forward to!

My first quarter of 2008 is a quarter filled with blessings and fullfillments. I’ve followed my plans. I have moved back here in Metro Manila and transferred to a higher paying job. I have also finished the training and is now working in our center’s operation’s floor. I was able to purchase the gadgets that I need such as digicam, desktop, broadband connection, landlines, etc. I have launched my business’ website and have widen my network.

Now that I have finished the training in my new company, I can now spend more time with my business and prepare for the second quarter. It’s been 14 days since the second quarter started. Today, I have to work double time!

Why do I want to get rich? To be free! Free from financial constraints. Free from financial doubts and worries. Free to live a life that would allow me to bless more people. Free to widen my influence so I can make a difference in the world today.

For years, I have been planning and thinking of taking a huge leap. A flight to financial freedom. I was not ready then. I was still a teenager, ambitious, optimistic, and filled with energy. But I was lacking one thing…COMMITMENT! I didnt have the commitment to reach my goal. Today, I know that I can reach my goal…and I am committed to!

So I am dedicating this blog for my plans. I am writing down my plans and my goals for this year. For a plan can never be considered as one if it’s left unwritten. It would only stay as a dream or simply a wish. So here I’m laying out my plans and my goals to live financially stable and free. Before this year ends, I ll get my first million! Now I’ll take the flight!
